Upload wet-signed documents to hybrid transactions for title agents

Title agents participating in hybrid transactions can upload completed wet-signed documents to the Proof platform after an eSigning is completed.

What to expect


Upload wet-signed documents 

  1. The title agent receives an email from Proof notifying them that they've been added to a Proof closing. The email outlines all steps. 
  2. Once all e-sign documents have been completed by the borrower, the title agent receives a second email notifying them that the eSign portion is complete and asking them to print documents for the wet signing portion.
  3. The title agent conducts the in-person meeting with the signer(s) to complete the wet-sign documents. 
  4. The Title Agent uploads the merged file of the completed wet-sign documents (scanned after signing).
  5. The document is sent back to the lender via the Proof platform.
  6. The lender receives an email indicating the wet sign documents have been scanned and the documents are immediately accessible to them in their portal.
  7. The transaction status in the Lender portal updates to Wet Sign Complete.
  8. The file is labeled as Merged Wet Sign Final
⚠️ The title agent must also overnight the original wet signed documents to the Lender.

For Encompass-integrated lenders

Unlike eSigned documents, wet-signed documents completed in hybrid closings do not automatically push back to Encompass. The title wet sign upload feature is useful for pushing a merged file of the completed documents back to Encompass. You can either have the merged file pushed back to the File Manager or to a Custom Folder in Encompass. Read Document Pushback Options.
