How to close a hybrid transaction, access eSigned documents, and complete the wet-sign portion of the closing for title agents and lenders.
Read Hybrid closing overview for an overview of this process, including the signer's experience.
Who this is for
Title agents and lenders who have access to send and manage transactions can perform the procedure below.
What to expect
Lenders create the hybrid transaction in the Proof platform and add the title agent.
Title agents receive an email from noreply@proof.com when the documents are sent to the signer(s). If you don't see the email, check the spam folder.
Title agent: Print documents
When the signers are at the in-person meeting to wet-sign the documents, title agents verify that the documents have been eSigned as needed.
The option to print the eSign documents is only available after the first day of the scheduled closing.
- Look for an email from noreply@proof.com indicating the eSign documents are complete.
- The link in this email provides access to the documents without signing in. Do not forward this email to anyone to protect the signers' privacy.
- Click Print documents.
- Check the Status column to confirm each eSign document is completed.
- Print the documents. If the eSign documents are:
- Signed: Click Print blank wet sign documents.
- Not signed: Click Print blank eSign documents.
- The documents open in a new tab.
- Use the browser's print function to print.
Click Print completed eSign documents to print completed eSign documents if desired.
Title agent: Sends the completed package to lender
After meeting with the signers and completing the package:
- Scan the wet-signed documents.
- Email the documents to the lender or upload wet-signed documents to the transaction, if available.
- Send the original wet-signed documents to the lender as usual.
Lenders: Complete the documents
When the lender receives the documents:
- Access the transaction via the email or in My closings.
- Click Mark as wet sign complete.
The screen refreshes, and the status updates to Wet sign complete under the signer's name.
