The short answer: When adding a signer to a real estate transaction, use the Type dropdown on the signer's card to designate them as a Buyer or Seller. This tells Proof which set of template fields to apply to that signer, so a single transaction can now include both buyers and sellers without their fields getting crossed.
This feature is available for real estate transactions using template matching, and must be enabled by Proof.
How Designations Work
Proof's Templating Team can add Buyer and Seller fields to templates for Cash buyer, Home equity, Home Purchase, Loan modification, Refinance, and Seller transaction types.
Designation is now set per signer, not per document. Each signer on a transaction can independently be marked as a Signer (default), Buyer, or Seller — so a single transaction can include both buyer and seller signers, each getting only their own set of tagged fields.
Set a Signer's Designation
- When adding or editing a signer on the transaction, find the Type dropdown on their signer card.
- Select Signer, Buyer, or Seller. Selecting Buyer or Seller applies that signer's tagged fields, if the matched template has them for that role.
Once selected, the designation appears in the Type field on the signer card and can be changed at any time before the transaction is sent.
If no designation is selected (default Signer), fields will populate depending on which template the document matches, with no buyer- or seller-specific fields applied.
