White-text tagging implementation guide for real estate

Audience: Organizations

The short answer: White-text tags are invisible placeholders embedded in your documents that the Proof platform reads automatically to apply signer and notary fields — no manual tagging required.


Who can use this

Any user in a lender or title organization who can send transactions can use white-text tagging. Users in business organizations can use it as well, but may prefer to create business document templates instead.


How it works

White-text tags are placeholders with text in white — invisible to the human eye against a white page but readable by the Proof platform. When a document is uploaded via API or the UI, Proof locates the placeholders and automatically applies the prescribed fields for signers and/or notaries, including signature tags, initials tags, text fields, and date fields.

This eliminates the need to manually apply tags to each document, which can be tedious and time-consuming. If you'd like to use text tagging in a font color other than white, review the White Text Tags dev docs for more information.


Implementation

Proof sets your account to use either [STANDARD] or [STANDARD - HIDDEN]. These are configured at the account level but can also be switched for individual documents.

  • [STANDARD]: Set at the account level when the organization uses white text in their white-text tag syntax.
  • [STANDARD - HIDDEN]: Set at the account level when the organization uses non-white text (black, blue, red, etc.) in their white-text tag syntax.

This configuration helps Proof Closing Operations get transactions sent to signers more quickly.
