Remote witness for Florida property closing

Audience: On-demand Notaries (ODN)
Audience: In-House Notaries (IHNs)

The short answer: The Witness I Know option lets you bring your own witness to a Florida real estate closing — either remotely or physically with you — instead of using an on-demand witness.

⚠️
This option is only available for real estate transactions located in Florida that were prepared on the Proof real estate platform. The notary does not need to be a Florida notary to use this feature.

1. Remote witness

Choose Remote to invite someone you know to act as a witness from a separate location. Fill out the witness form with their information and select Add Witness — they'll receive an email with a link to the transaction and will join the meeting in their own video box.

2. Witness physically with you

Choose Physically with me to have a witness attend the meeting within your own video box. The witness must be co-located with you and remain on camera while performing their witnessing duties. Enter their information to add their name below your video feed — you'll also have the ability to assign them as a penholder.
