The short answer: After a signer completes the online portion of a hybrid closing, title agents upload the finalized wet-signed documents through a secure link emailed by Proof, making them available to the lender directly in their account.

How It Works
- Title agents can review the documents the lender added but cannot edit them.
- If the title agent or lender needs to update a transaction after it has already been sent to the signer, recall the transaction.
- The transaction status in both the title and lender accounts updates as the transaction flows through the process.

For Encompass-Integrated Lenders
Unlike eSigned documents, wet-signed documents completed in hybrid closings do not automatically push back to Encompass. The title wet sign upload feature is useful for pushing a merged file of the completed documents back to Encompass — either to the File Manager or to a Custom Folder. Read Document pushback options.
Requirements
For a title agent to upload wet-signed documents to their Proof account for the lender to access, all of the following must be true:
- The Collab feature must be enabled for both the lender and title organizations.
- The title agent must be added to the transaction.
- The Has access to documents checkbox must be checked when the transaction is created.
Upload Wet-Signed Documents
- Check your email for a message from noreply@proof.com indicating the signer has completed the online portion of the signing.
- Click the upload link in the email.
- Click Choose file under Step 2: Complete transaction.
- Select the finalized document file.
- Review the file in the preview box.
- Click Submit.
You'll return to the main page for the transaction, where you can download the complete documents if desired.
The lender receives an email that the documents are available, and the file is added to the transaction in the lender's Proof account.
Summary Checklist
- Confirm the Collab feature is enabled for both your organization and the lender's.
- Check email for the upload notification from noreply@proof.com after the signer completes the online portion.
- Use the upload link to access the title portal and upload the finalized documents.
- Click Submit to send the completed package to the lender's Proof account.
- Overnight the original wet-signed documents to the lender.
