Create an Online or Hybrid Closing for Lenders

Audience: Organizations

The short answer: Lenders can create fully online eClosings or hybrid closings for their signers. Select the tab below for your desired transaction type and follow the steps.

Hybrid closings let signers complete wet-signature documents in person and finalize remaining documents online with a notary. eClosings are fully digital — all documents, including the eNote, are completed online in a live video session. Select the tab that matches your closing type.

Create Your Closing

Closing Concierge customers will experience this transaction flow and may see a Place order button (see this article for details) instead of Send transaction.

    1. Select Transactions from the navigation panel on the left.
    2. Click Send new transaction or Place an order.
    3. Select Close.
    4. Select the type of closing from the options listed. new transaction options lender
    5. Type the property address.
    6. Select Enter contact information or Search organization name or ID.
    7. Provide the primary title collaborator's information.
      • Type the contact information or search for the title agency's name or ID number, if you have it. title collaborator lender
    8. Select the desired underwriter from the dropdown menu, if available. choose an underwriter
    9. Select Continue with hybrid closing on the right.
    10. (Optional) Provide a file and/or loan number to make it easier to find the transaction later, or (Command Center customers only) add a cost center. transaction details sign with cost center
    11. Select the desired option for secondary ID requirements under Is a secondary ID required for recipients on this transaction?
    12. Add CC contacts if desired.
    13. Provide signer details or select from your saved recipients.
    14. If any of the documents require more than one signer, click the Add recipient button to add more.
    15. Click Add contact to add your closing team to a transaction.
      • Check the Visible to signer box unless you want to hide the contact from your signers.
      • Repeat as desired. add closing contact info
    16. Click Upload a document to add documents.
    17. Prepare uploaded documents by adding fields for signers to fill out and sign.
    18. Select a date range or specific date to schedule the closing.
    19. Click the + Add new note button to type a message to the notary who handles the call.
    20. Add a personal note to your signers, if desired.
    21. Add instructions for the Proof Closing Operations Team (if applicable):
      • If you send transactions to Proof Closing Ops, use this box to indicate if a witness is required. The Closing Ops Team will add this requirement to your documents.
    1. Select Transactions from the navigation panel on the left.

    3. Select Close.

    16. Select Add contact to add additional closing team members if desired.
      • Check the Visible to signer box unless you want to hide the contact from your signers.

    17. Select the upload region to upload an eNote, or select Wet sign to review the information. promissory note upload lender
    18. Click Upload a document to add other documents.
    19. Prepare uploaded documents by adding fields for signers to fill out and sign.
    20. Select a date range or specific date to schedule the closing.
    21. Select who will conduct the meeting for eClosings.
      • If you have internal notaries, you can assign a specific notary or choose Unassigned from the dropdown to allow any notary from your team to handle this closing. title_choose_notary
    22. Click the + Add new note button to type a message to the notary who handles the call.
    23. (Optional) Select the toggle to turn ON credible identifying witness if you have this feature enabled. Learn more about using a credible witness for eClosings.
    24. Add a personal note to your signers, if desired.
    25. Add instructions for the Proof Closing Operations Team (if applicable):
      • If you send transactions to Proof Closing Ops, use this box to indicate if a witness is required. The Closing Ops Team will add this requirement to your documents.
    26. Click Send transaction or Place order.

Summary Checklist

  • Navigate to Transactions and select Send new transaction or Place an order.
  • Select Close and choose your closing type (hybrid or eClosing).
  • Provide property address and title collaborator information.
  • Add signer details, upload documents, and prepare any fields for signing.
  • Schedule the closing, add notary notes if needed, and select Send transaction or Place order.
